A former agricultural small holding, currently used for car repairs and open storage, has been granted approval by Stockport Council’s planning committee subject to agreement of s106 to provide new housing.
The 2.74 hectare site at Dairyground Farm on Lytham Drive in Bramhall will deliver up to 60 new homes, with 30 being compliant with the Council’s affordable housing policy.
The outline planning application was submitted by Wain Estates and land director Ryan James said: “While technically within Stockport’s green belt, this is a site which has already been developed and forms a natural extension to Bramhall offering easy access to the town’s amenities.
"A variety of uses currently exist on the land, along with buildings of varying quality.
“Our plans will deliver a carefully considered, high-quality residential scheme centred around an existing pond, with enhanced walking routes and improved rights of way, whilst regenerating a brownfield site. Importantly, it will also make a significant contribution to the boroughs affordable housing supply. 
In its report, the council’s planning officers concluded: "Given the location, the scale of existing buildings, and the likely built form at this outline stage, it is considered that developing this site would not result in substantial harm to the openness of the Green Belt."
Wain Estates will now market the site to housing developers who will submit a detailed planning application.

We are pleased to have secured a resolution to grant outline planning permission for a development of 150 new homes on the edge of the Shropshire village of Albrighton. 
The overarching vision for the site is to create an ideal setting for family living with a high-quality landscape-led development. This sustainable approach integrates new housing and green space through the retention of existing trees and creation of new habitats.
Thirty of the homes will be available through a registered provider of affordable housing.
Ryan James, Land Director at Wain Estates, said: "This site represents a well-considered and sustainable extension to Albrighton. With excellent access to the village centre’s amenities and strong commuter links, it provides an ideal location for much needed new homes.
“Throughout the planning process, we have engaged with the local community to ensure the scheme complements the existing surroundings. Our masterplan retains mature beech trees along the site boundary and connects seamlessly with neighbouring developments.
“The Shropshire Local Plan sets a high standard for design quality, and we have responded by incorporating green corridors for walking and cycling, as well as retaining two existing ponds to promote biodiversity.
“Our vision is to create a sustainable, well-designed development that meets the needs of both current and future generations, and we can’t wait to see this come to fruition."
We will now openly market the site to housing developers who will bring forward a detailed scheme.

As part of National Careers Week, Natalie Webster and Amelia Lewin spoke about their roles as a associate planning and development director and a land buyer with the Warrington based strategic land company.
They then tasked the Year 9 class with designing their own community masterplan for a large development site and Natalie said: “They were really engaged with the whole process and it was fascinating to see them consider all the different elements needed when planning for a large site, from new roads and sewers to how people will travel to offices and homes.
“The entire class had really thought about what they would like to see, how it would fit in with the surrounding area and even how long it would take to build. 
“They were also keen to confidently share their visions with us and with their classmates.
“Educating young people about how communities can expand and grow is important and we want them to be as involved as possible. We didn’t just explain what we do–we highlighted the many different roles involved in development from planning and design to marketing.
“Hopefully they were as inspired as we were and we helped encourage some future development talent.”

Will has been with us for more than three years, primarily working on the Carrington Estate in Greater Manchester.
He said: “Since joining the company, I’ve had the opportunity to work on various elements of the complex Carrington regeneration project, finding solutions to drive forward progress across the site has been highly rewarding. I am looking forward to building on this progress in my new role.”

The Youth Zone is a haven for young people aged 7-19 with its own recording studio and gym and offers more than 20 different activities every day.  
Colleagues who helped last year were so inspired by the work they returned again this year bringing with them a host of different gifts which were added to donations from other local businesses.
The team then helped select appropriate gifts which were then put together in a hamper and beautifully wrapped in time for the big day.
Wain Estates Associate Planning &amp; Development Director, Natalie Webster, said: “The Youth Zone does fantastic work and it was a privilege to be able to help spread some Christmas joy to the young people who come along. A seven-strong team of colleagues from Wain Group headquarters in Birchwood, Warrington, swapped plans for paintbrushes to help transform a day centre for the visually impaired.

<a href="https://warringtonvip.co.uk/" target="_blank" rel="noopener">Warrington VIP</a> (visually impaired people) won £10,000 in a competition on Absolute Radio but needed help to carry out the work to prepare and then paint the community lunch space at the building.
The aim of the charity is to help people, along with their families and friends, come to terms with sight loss, enhance the quality of life, promote the continuing independence and raise awareness of the needs of vision impaired people.

The charity’s deputy CEO Vicky James, said: “It was amazing to win the money but the refurbishment would not have been possible so quickly without the support of the Wain Group.
“The team that came down were wonderful and their work has made a tremendous difference to the whole feel of the place which had not been redecorated in four years!
“The strange yellow has gone replaced by a classy blue, the main foyer, which suffered from damp was sanded and sealed before being painted and the toilets also got a fresh coat of paint.
Vicky added: “Our VIPs are such a fantastic group of people and there is so much laughter and joy each week we are so delighted to welcome them into this transformed space.”
The Wain Group visited the centre as part of our <a href="https://www.wainhomes.co.uk/about/charities/">Helping Hands initiative</a>, which sees colleagues volunteer their time to support charities, schools and good causes in their local communities.
Wain Group executive assistant Rachael Davies, who visited the centre to see what help was needed said: “Once again it demonstrates what a difference Helping Hands can make working together with community projects to make life better for others.”

New occupiers include a large store for Trek Bikes with a service and repair workshop as well as large retail space and the first permanent Banking Hub in Greater Manchester.

The Hub offers a counter service operated by the Post Office, where customers of all major banks and building societies can carry out regular cash transactions, Monday to Friday, 9am-5.00pm.

Our teams were kept busy over two days wrapping gifts donated by the public for a Santa’s Grotto and putting together food hampers which were then distributed.Throughout both days, the teams were moved by the continuous outpouring of donations from the local community and businesses and impressed by the facilities and support on offer.Sarah Brennan, Supporter Engagement Lead at Warrington Youth Zone, said: "I would like to thank the Wain teams for giving us their time to volunteer. Warrington Youth Zone supports lots of families providing gifts, food hampers and a meal to make sure all our families have a wonderful Christmas. Previous roles included Pre-Construction Project Manager at The Co-operative Group and Senior Planner at Arup, Manchester.Natalie said: “The ethos of the Wain Group really attracted me and Wain Estates is a strong and exciting business with a large number of sites offering huge potential and I really wanted to be part of making that happen. The Hideaway is an amazing community facility in Partington, Greater Manchester, providing a range of services and support through its Hope Centre to help make people&rsquo;s lives better. &nbsp; When the charity was approached for help to tackle an overgrown garden they asked us for a Helping Hand and we were happy to step up. &nbsp; Four colleagues from Wain Estates; Mark Newton, Andy Hesketh, Will Young and David Cowan donned gardening gloves and took along power tools to cut back hedges and shrubs and bring the garden back into shape. &nbsp; Working alongside volunteers from The Hideaway, the team also arranged for all the waste to be removed and the garden owner is once again able to enjoy their space. &nbsp; Darren English from The Hideaway said: &ldquo;The Estates team were a great bunch of guys to work with and are a huge credit to the company. Without their help, we would not have got the job done in a day or been able to clear away all the waste. &nbsp; &ldquo;The transformation was incredible and means so much to the home owner. We are delighted to welcome three new colleagues to our Land Promotion division.Senior Project Manager Dean Fisher and Land Manager Luke Hopkins together with Land and Planning Surveyor Amelia Lewin will work alongside Managing Director Angela Heaney as we continue to grow the team. &nbsp; Dean has extensive experience of strategic land promotion and planning, having worked for a large strategic land promoter and house builder where he held similar project manager roles. &nbsp; Following an agency graduate placement, Luke, has worked for the last two years identifying and securing sites across the North West for housebuilder Bellway. &nbsp; Amelia, a graduate from Northumbria University, is working towards her RICS qualification and joins from Harrow Estates. &nbsp; Angela said: &ldquo;The pace of work at Wain Estates Land Promotion has ramped up in the last six months and I am delighted to welcome three more key members to the team as we continue to deliver our portfolio and expand our reach. &nbsp; &ldquo;We have had notable successes, pushing into new areas and developing strong relationships to secure new sites and this will continue. &nbsp; &ldquo;Our people are key to this and it is an exciting time as we build a team based on the Wain ethos of integrity and doing the right thing.&rdquo;

The Walton Lea Partnership does incredible work in the community, supporting vulnerable adults and young people with learning disabilities by providing a variety of activities and opportunities.&nbsp; &nbsp; Much of the learning, development and supported work activity is centred around horticulture from its base at Higher Walton in Warrington. &nbsp; A formidable four of Jenny Dockney, Jack Brister, Lynne Kennedy-White and Danielle Grimshaw, were joined by other <a href="https://www.waingroup.co.uk">Wain Group</a> colleagues and helped out around the gardens, weeding, clearing leaves, de-mossing footpaths and planting and potting. &nbsp; Jack Brister, Wain Estates managing director of development, said: &ldquo;We were only too pleased to be able to spend a day helping our neighbours and finding out more about the partnership&rsquo;s extensive programme.&rdquo; &nbsp; The Charity aims to empower learning disabled and vulnerable adults with hands on practical experiences to help them lead active and independent lives to their full potential. Wain Estates Development Managing Director, Jack Brister, experienced a sense of familiarity when he returned to his former school to deliver career advice to year seven students.Jack was joined by our Project Manager Will Young at <a href="https://www.urmstongrammar.org.uk">Urmston Grammar School</a> in Greater Manchester to engage with the students about the diverse range of jobs and careers available in the development and regeneration industry, whilst also providing them with some interesting insight into the current regeneration of the nearby <a href="https://www.wainestates.co.uk/areas-of-expertise/carrington-estate/">Carrington Estate</a> by <a href="https://www.wainestates.co.uk">Wain Estates</a>.The visit was part of the school&rsquo;s Careers and Personal and Social Education (PSE) provision and students learnt how to pursue careers in the many different professional areas involved in regeneration projects, including ecology, quantity surveying, planning and development, project management and law.Jack and Will also advised on making informed university degree choices, capitalising on the options that can open up in the early stages of a young person&rsquo;s career and exploring different professional avenues as they emerge.Natasha Kinder, Head of Careers at Urmston Grammar School said: &ldquo;Thank you to both Jack and Will for delivering an enjoyable and informative careers session for our young learners and encouraging them to aim high.&ldquo;Year Seven had a multitude of questions and were particularly keen to ask about the optimal subjects to study in school to plan for careers in these areas, and about the daily challenges and rewards of working in this field.&nbsp;&ldquo;Of great interest to our students was the environmental aspect of regeneration, and Jack and Will explained the importance of biodiversity net gain to the project, and the strategies used to ensure that the surrounding environment, areas and community are positively impacted by the development.&rdquo;Jack added: &ldquo;It felt strange to be walking back into my old school but hugely satisfying to play a small part in supporting the development of local young people as they progress through their education.&ldquo;The regeneration of <a href="https://www.wainestates.co.uk/areas-of-expertise/carrington-estate/">Carrington Estate</a> will continue for the next 15 years so hopefully we have not only inspired some of the students to consider future careers in the regeneration sector but have also given them an understanding of what is happening in their local area and the benefits it will bring.&ldquo;Who knows, perhaps some of them may become my colleagues in the years to come.&rdquo;

Food and drinks packaging supplier Max Fame Paper Products has agreed a new ten-year lease on a 21,500 sq ft logistics building at our Carrington Gateway development in Greater Manchester.&nbsp; &nbsp; The firm, which manufactures packaging for UK brands including HHG, Marks &amp; Spencer, and Harrods, also has clients based in Europe, America and the APAC region.&nbsp; &nbsp; The firm wanted a centrally located base in order to nearshore their services for UK clients and David Hsieh, president of Max Fame, said: &ldquo;We are pleased to be taking on this new lease which is located close to Manchester and the UK motorway networks, meaning we can more quickly and cost effectively get our product to clients.&rdquo;&nbsp;Wain Estates property director, Paul Wrigglesworth said: &ldquo;Attracting firms with a global reach like Max Fame is great news for employment and is another example of Carrington boosting the local and regional economy. &nbsp; &ldquo;We continue to see strong demand for space as companies review operations and look for the best way to serve their own customers from strategic bases like the Carrington Gateway.&rdquo; &nbsp; Carrington Gateway consists of six modern industrial units which in total offer 211,000 sq ft of space. Carrington Village Residential Site Snapped Up

A 12-strong team from Wain Estates teamed up with Groundwork Greater Manchester for a day of environmental action at Trafford Ecology Park.

A 12-strong team from Wain Estates teamed up with Groundwork Greater Manchester for a day of environmental action at Trafford Ecology Park.
The Park is a peaceful oasis of greenery hidden away at the heart of the busy industrial estate, providing a welcome escape for many workers with a pathway around a lake and the opportunities to hold meetings in a specially created ‘Meeting Place’.
It also hosts Forest School sessions for local school children.
But much of the park had become overgrown making access difficult in the school area and Groundwork asked Wain Estates for help through our Helping Hands volunteering scheme.
Led by Wain Group Executive Chairman Will Ainscough, and Wain Estates’ directors Mark Booth, Jack Brister, Peter Ainscough and Paul Wrigglesworth, the team was kept busy clearing pathways, building reading dens for the children and cutting back branches and overgrown vegetation.
They also cleared one of the Forest Schools breakout areas, which had been overgrown with weeds and brambles, to make it more accessible and child friendly.
The day ended with a challenge to create the best bug hotel to help encourage insects and biodiversity within the park.
The Crawley Towers’ team of Rachael Davies, Jack Brister, Lynne Kennedy-White, Kevin Fletcher, Mike Jones and Mark Booth won the day with a ‘hotel’ design that boasts lots of different areas for the different bugs, including access ramps, slides, swimming pools, terraces, even walkways down from the trees.
Director Jack Brister, said: “It was hugely rewarding to spend the day helping to improve this vital resource to encourage biodiversity and support the local environment. It is already well used and shows the importance of well-maintained green spaces within the community.
“A group of school children walked past at the end and started exploring the area we had just cleared which was a great endorsement of our efforts and also the work of the Groundwork Team.”
The Ecology Park is close to the large former Shell refinery site at <a href="/case-studies/case-study-1/">Carrington</a> which Wain Estates is remediating and redeveloping with new homes, new employment areas and new village hubs surrounded by improved open spaces.
Natalie Ross from Greater Manchester who co-ordinated the day said: “We are extremely grateful for the help of the Wain Estates team for their help preserving Trafford Ecology Park. We rely on volunteers to make this space enjoyable for visitors and a safe haven for nature and hope that other businesses will be inspired to support this cause in the future.”

7th July, 2021HIMOR, a north west based developer, has sold Bradley Hall Trading Estate, Wigan, to Stenprop, the UK multi-let industrial (MLI) owner operator, for &pound;20.6m, reflecting a net initial yield of 6.43%. &nbsp;The multi-let estate, which has been in HIMOR&rsquo;s ownership since 2005, comprises approx. 296,824 sq ft. HIMOR have carried out phased refurbishment of the estate over recent years and has achieved near 100% occupancy. &nbsp;The funds will be re-invested into new opportunities and developments.&nbsp;HIMOR Managing Director, Mark Booth, said "The sale of Bradley Hall is a significant moment in HIMOR&rsquo;s history. &nbsp;Our focus is shifting more towards development, coupled with a very strong market, we felt it was the right time to sell the site and we wish Stenprop all the best with its ongoing management." The estate also offers potential for Stenprop to grow income and value through continued asset management, with a number of lease events due in the near term, as well as potential development opportunities to increase the low 17% site density.The asset was keenly fought over in what is an extremely active industrial market. The North West has been one of the strongest performing industrial and logistics regions in recent years. The market has been characterised by a growing demand supply imbalance, in particular for smaller SME/MLI units ranging between 1,000 and 20,000 sq ft, which has been exacerbated by a lack of speculative development.&nbsp;CBRE acted for HIMOR, B8RE acted for Stenprop.

Stage 1: Partnership

Our dedicated planning team will now focus on achieving planning permission on your land. We&rsquo;ll work with specialist consultants to prepare a full suite of technical reports and surveys to promote your land for an allocation in the Local Plan and/or a planning application. This is entirely at our cost and risk.&nbsp;If the planning application is refused at a local level, we can appeal the decision and get things moving that way. We do whatever&rsquo;s right for your land and its value, keeping you involved at every step.

Stage 2: Planning

Once we have secured planning permission, we&rsquo;ll agree a sales strategy with you and an external agent to openly market your land. An open market sale creates competitive tension, maximising the value of your land to get you the best possible receipt. This is in both of our interests, as we both only get paid when the land is sold.
