Recent investment has seen the creation of a new play area for the under 5’s, new signage, a book library and we organise a series of events throughout the year.
 
New occupiers include a large store for Trek Bikes with a service and repair workshop as well as large retail space and the first permanent Banking Hub in Greater Manchester.

The Hub offers a counter service operated by the Post Office, where customers of all major banks and building societies can carry out regular cash transactions, Monday to Friday, 9am-5.00pm. 
 
It also offers a Community Banker service where customers can talk to their own bank about more complicated issues on the day their bank is in the Hub:

Colleagues from both Wain Estates and Wain Group had the privilege of helping out at the Warrington Youth Zone as the centre prepared for Christmas.The Centre is a haven for local youngsters providing all manner of activities from a rock-climbing wall to a recording studio as well as support for the local community. Our teams were kept busy over two days wrapping gifts donated by the public for a Santa’s Grotto and putting together food hampers which were then distributed.Throughout both days, the teams were moved by the continuous outpouring of donations from the local community and businesses and impressed by the facilities and support on offer.Sarah Brennan, Supporter Engagement Lead at Warrington Youth Zone, said: "I would like to thank the Wain teams for giving us their time to volunteer. Warrington Youth Zone supports lots of families providing gifts, food hampers and a meal to make sure all our families have a wonderful Christmas. We really couldn’t do all this without support, so from everyone here at Warrington Youth Zone we would like to say a huge thank you and we hope you enjoyed your time with us."Wain Group executive assistant Rachael Davies, said: “It was a real privilege to be able to help this wonderful centre and to learn more about the services and support it offers to young people and their families. When staff at Beaumont Primary School in Warrington decided to tackle an overgrown area of the infant playground, team members from Wain Estates and Wain Group were happy to lend a Helping Hand.

Previous roles included Pre-Construction Project Manager at The Co-operative Group and Senior Planner at Arup, Manchester.Natalie said: “The ethos of the Wain Group really attracted me and Wain Estates is a strong and exciting business with a large number of sites offering huge potential and I really wanted to be part of making that happen. The Hideaway is an amazing community facility in Partington, Greater Manchester, providing a range of services and support through its Hope Centre to help make people&rsquo;s lives better. &nbsp; When the charity was approached for help to tackle an overgrown garden they asked us for a Helping Hand and we were happy to step up. &nbsp; Four colleagues from Wain Estates; Mark Newton, Andy Hesketh, Will Young and David Cowan donned gardening gloves and took along power tools to cut back hedges and shrubs and bring the garden back into shape. &nbsp; Working alongside volunteers from The Hideaway, the team also arranged for all the waste to be removed and the garden owner is once again able to enjoy their space. &nbsp; Darren English from The Hideaway said: &ldquo;The Estates team were a great bunch of guys to work with and are a huge credit to the company. Without their help, we would not have got the job done in a day or been able to clear away all the waste. &nbsp; &ldquo;The transformation was incredible and means so much to the home owner. We are delighted to welcome three new colleagues to our Land Promotion division.Senior Project Manager Dean Fisher and Land Manager Luke Hopkins together with Land and Planning Surveyor Amelia Lewin will work alongside Managing Director Angela Heaney as we continue to grow the team. &nbsp; Dean has extensive experience of strategic land promotion and planning, having worked for a large strategic land promoter and house builder where he held similar project manager roles. &nbsp; Following an agency graduate placement, Luke, has worked for the last two years identifying and securing sites across the North West for housebuilder Bellway. &nbsp; Amelia, a graduate from Northumbria University, is working towards her RICS qualification and joins from Harrow Estates. &nbsp; Angela said: &ldquo;The pace of work at Wain Estates Land Promotion has ramped up in the last six months and I am delighted to welcome three more key members to the team as we continue to deliver our portfolio and expand our reach. &nbsp; &ldquo;We have had notable successes, pushing into new areas and developing strong relationships to secure new sites and this will continue. &nbsp; &ldquo;Our people are key to this and it is an exciting time as we build a team based on the Wain ethos of integrity and doing the right thing.&rdquo;

The Walton Lea Partnership does incredible work in the community, supporting vulnerable adults and young people with learning disabilities by providing a variety of activities and opportunities.&nbsp; &nbsp; Much of the learning, development and supported work activity is centred around horticulture from its base at Higher Walton in Warrington. &nbsp; A formidable four of Jenny Dockney, Jack Brister, Lynne Kennedy-White and Danielle Grimshaw, were joined by other <a href="https://www.waingroup.co.uk">Wain Group</a> colleagues and helped out around the gardens, weeding, clearing leaves, de-mossing footpaths and planting and potting. &nbsp; Jack Brister, Wain Estates managing director of development, said: &ldquo;We were only too pleased to be able to spend a day helping our neighbours and finding out more about the partnership&rsquo;s extensive programme.&rdquo; &nbsp; The Charity aims to empower learning disabled and vulnerable adults with hands on practical experiences to help them lead active and independent lives to their full potential. It supports learning new skills through eight social enterprises including furniture upcycling, woodwork and media as well as horticulture. &nbsp; Donna Sleet, communications &amp; community fundraiser at Walton Lea Partnership, said: &ldquo;The Wain Estates team were brilliant and did a fantastic job at the back of the garden. Wain Estates Development Managing Director, Jack Brister, experienced a sense of familiarity when he returned to his former school to deliver career advice to year seven students.Jack was joined by our Project Manager Will Young at <a href="https://www.urmstongrammar.org.uk">Urmston Grammar School</a> in Greater Manchester to engage with the students about the diverse range of jobs and careers available in the development and regeneration industry, whilst also providing them with some interesting insight into the current regeneration of the nearby <a href="https://www.wainestates.co.uk/areas-of-expertise/carrington-estate/">Carrington Estate</a> by <a href="https://www.wainestates.co.uk">Wain Estates</a>.The visit was part of the school&rsquo;s Careers and Personal and Social Education (PSE) provision and students learnt how to pursue careers in the many different professional areas involved in regeneration projects, including ecology, quantity surveying, planning and development, project management and law.Jack and Will also advised on making informed university degree choices, capitalising on the options that can open up in the early stages of a young person&rsquo;s career and exploring different professional avenues as they emerge.Natasha Kinder, Head of Careers at Urmston Grammar School said: &ldquo;Thank you to both Jack and Will for delivering an enjoyable and informative careers session for our young learners and encouraging them to aim high.&ldquo;Year Seven had a multitude of questions and were particularly keen to ask about the optimal subjects to study in school to plan for careers in these areas, and about the daily challenges and rewards of working in this field.&nbsp;&ldquo;Of great interest to our students was the environmental aspect of regeneration, and Jack and Will explained the importance of biodiversity net gain to the project, and the strategies used to ensure that the surrounding environment, areas and community are positively impacted by the development.&rdquo;Jack added: &ldquo;It felt strange to be walking back into my old school but hugely satisfying to play a small part in supporting the development of local young people as they progress through their education.&ldquo;The regeneration of <a href="https://www.wainestates.co.uk/areas-of-expertise/carrington-estate/">Carrington Estate</a> will continue for the next 15 years so hopefully we have not only inspired some of the students to consider future careers in the regeneration sector but have also given them an understanding of what is happening in their local area and the benefits it will bring.&ldquo;Who knows, perhaps some of them may become my colleagues in the years to come.&rdquo;

Wain Estates has appointed JLL and B8 Real Estate as joint agents to advise on the long-term investment and occupational strategy for the commercial elements on our Carrington Estate. &nbsp; Managing director of development, Jack Brister, said: &ldquo;We are getting ready to bring forward the next commercial phases at Carrington and getting the right agents on board is crucial to ensure we have the optimal investment and delivery strategy. &nbsp; &ldquo;We are confident we have two strong partners with excellent regional knowledge and sectoral expertise to advise on future phasing. They also have the resources to provide other services and advice in areas like ESG &ndash; environmental and social betterment being central to all we do.&rdquo; &nbsp; There are currently several major schemes at Carrington in the planning system: &nbsp; Carrington Enterprise Park &ndash; A detailed planning application has been submitted for 10 buildings delivering a total of 268,000 sq ft of employment space on a 19-acre site on Manchester Road. &nbsp; Carrington Boulevard &ndash; The site, which sits opposite Carrington Gateway, has outline consent for 260,000 sq ft of logistics space. Detailed plans for a reserved matters application are currently being drawn up. &nbsp; The Junction &ndash; An outline application has been submitted for a major new logistics hub providing up to 1m sq ft of carbon net zero ready space in larger buildings. A decision on the outline application is due later this year. &nbsp; Jack added: &ldquo;These three schemes form the next tranche of commercial elements on the Estate. It is a hugely exciting time with a total of 2m sq ft of employment space across the estate currently going through the planning process, reinforcing Carrington Estate as a regional asset for employment and investment.&rdquo; &nbsp; JLL has also been retained, alongside Colliers, to market two available units at Carrington Gateway. Completed in 2020 the Gateway consists of six high quality logistics buildings - three of which were recently acquired by Cabot Property. &nbsp; Global packaging company Max Fame recently signed an agreement for one of the retained buildings with 21,000sq ft still available.&nbsp; &nbsp; Wain Estates property director Paul Wrigglesworth said: &ldquo;The success of Carrington Gateway both as an investment asset and a business location shows the continued demand for high quality space in this regional location.&rdquo;

Food and drinks packaging supplier Max Fame Paper Products has agreed a new ten-year lease on a 21,500 sq ft logistics building at our Carrington Gateway development in Greater Manchester.&nbsp; &nbsp; The firm, which manufactures packaging for UK brands including HHG, Marks &amp; Spencer, and Harrods, also has clients based in Europe, America and the APAC region.&nbsp; &nbsp; The firm wanted a centrally located base in order to nearshore their services for UK clients and David Hsieh, president of Max Fame, said: &ldquo;We are pleased to be taking on this new lease which is located close to Manchester and the UK motorway networks, meaning we can more quickly and cost effectively get our product to clients.&rdquo;&nbsp;Wain Estates property director, Paul Wrigglesworth said: &ldquo;Attracting firms with a global reach like Max Fame is great news for employment and is another example of Carrington boosting the local and regional economy. &nbsp; &ldquo;We continue to see strong demand for space as companies review operations and look for the best way to serve their own customers from strategic bases like the Carrington Gateway.&rdquo; &nbsp; Carrington Gateway consists of six modern industrial units which in total offer 211,000 sq ft of space. Three of the units totalling 167,000 sq ft were recently purchased by Cabot Properties while the other three, offering a total of 44,000 sq ft of space, have been retained by Wain Estates.&nbsp; &nbsp; Two units comprising a total of 21,000 sq ft remain available.

We are delighted to welcome Danielle Grimshaw to the Wain Estates team as our in-house Management Accountant. &nbsp; With more than a decade of experience we know she will be a huge asset to the company as we continue to expand. &nbsp; &nbsp; &nbsp; &nbsp; &nbsp; &nbsp; &nbsp; &nbsp; &nbsp; &nbsp; &nbsp; &nbsp; &nbsp; &nbsp; &nbsp; &nbsp; &nbsp; &nbsp; &nbsp; &nbsp; &nbsp;&nbsp; Danielle, 27, who got a Saturday job book-keeping while still at school, is a passionate advocate for apprenticeships and work-based learning. &nbsp; She said: &ldquo;I always knew I wanted to be an accountant and discovered you could take your AAT qualifications while working so wrote to all the local firms in my area giving them information about an AAT apprenticeship scheme and asking if they would take me on.&rdquo; &nbsp; &ldquo;Ella Associates gave me the opportunity and I qualified with them. I passionately believe that, for many people, learning on the job is the best way and not only trains you for the specific role but also for the world of work.&rdquo; &nbsp; She said: &ldquo;I made the jump from practice into industry in 2020 and really enjoyed the fully hands on role. &nbsp; &ldquo;The opportunity to join Wain Estates was too good to miss. Three of the six high quality industrial units at Carrington Gateway on Manchester Road at Carrington, have been sold to Cabot Properties.The three units sit together on one side of the estate to the south of Porta Road and are currently occupied on long term leases by Hilti, Protective Packaging and Charles &amp; Ivy. &nbsp; The three remaining buildings are being retained by Wain Estates. &nbsp; Wain Estates&rsquo; Managing Director of Development, Jack Brister, said: &ldquo;This is a very positive endorsement of the quality of the product we&rsquo;ve created in the first phase of commercial development at the Carrington Estate.&nbsp; &nbsp; &ldquo;It is particularly encouraging given that we are currently making plans for future commercial phases at Carrington. We wish Cabot all the best with the management of the site.&rdquo; &nbsp; Michael Williams of Cabot Properties said: "We are delighted to have concluded this transaction on behalf of our Value Fund programme. Work has begun to demolish a set of redundant 1950&rsquo;s buildings in preparation for the next phase of Carrington Village. &nbsp; A detailed application for ten state of the art, energy efficient buildings that would provide 268,000 sq ft of employment space has been submitted for the southern portion of the site. With the northern portion of the site forming part of &lsquo;The Meadow&rsquo; which has outline planning permission for in the region of 160 homes to be delivered by Anwyl Homes. &nbsp; Wain Estates Managing Director of Development, Jack Brister, said: &ldquo;We are keen to progress this next phase of the Carrington Village development and are working with our contractors on demolition and preparatory works. &nbsp; &ldquo;We are liaising closely with the council and the parish council to ensure any disruption is kept to a minimum.&rdquo; &nbsp; Demolition experts Squibb Group have been appointed to carry out the works which include: &nbsp; &middot; &nbsp; &nbsp; &nbsp; Erecting hoarding and fencing to secure the site &middot; &nbsp; &nbsp; &nbsp; Stripping out of all non-structural items within the buildings &middot; &nbsp; &nbsp; &nbsp; Demolition of the buildings to ground floor slab level &middot; &nbsp; &nbsp; &nbsp; Removal of floor slabs and foundations &middot; &nbsp; &nbsp; &nbsp; Crushing and stockpiling of suitable materials for recycling/reuse in future development. &nbsp; Jack added: &ldquo;Part of the contract is ensuring we are a good neighbour and measures are in place to minimise any disruption to local residents and we aim to reuse us much material as possible. &nbsp; &ldquo;Detailed discussions are on going with Trafford Council about this exciting project and we continue to work with them to bring forward these proposals.&rdquo;

(95,000sq m) of employment space and is the latest phase of Carrington Estate, an ambitious long-term project to redevelop a former petrochemical site in south west of Manchester. &nbsp; The Junction proposals will provide significant environmental improvements with extensive native tree and shrub planting, new and varied habitat creation, as well as investment into sustainable transport links with new footpaths and dedicated cycle ways. &nbsp; Carrington Estate managing director, Jack Brister, said: &ldquo;Carrington is well placed to serve not just Greater Manchester but the wider economy and the redevelopment of the Carrington Estate as a regional asset for employment and housing will play an important part in delivering continued, sustainable growth. &nbsp; &ldquo;It is an exciting and complex project with many phases and we are pleased to submit this application for The Junction which will help meet the continued demand for high quality, easily accessible, energy efficient and sustainable logistics and industrial space. &nbsp; &ldquo;The Junction offers the only location in the region that can comfortably accommodate larger scale units of up to 500,000 sq. ft. which will attract blue chip companies, creating in the region of 1,600 jobs together with multiple training opportunities.&rdquo;&nbsp; &nbsp; Indicative plans for the site are for two large scale buildings and a third, smaller unit all accessed from a new entrance on Isherwood Road. &nbsp; Jack added: &ldquo;The vast majority of the application site is on previously developed land, much of it now used simply as open storage which provides little in the way of employment or amenity.&nbsp; &nbsp; &ldquo;The proposals will target net zero, provide a significant ecological enhancement area with investment in a linked sustainable transport network and will positively transform the area without intruding. &nbsp; &ldquo;We continue to work closely with local groups and regulatory bodies to ensure we redevelop this brownfield site in a considered manner which addresses local and regional needs and delivers on the key principles of environmental betterment and sustainability.&rdquo; &nbsp; A planning application for The Junction has been lodged with Trafford Borough Council and if approved construction could begin end of 2023 / 2024.

Wain Estates has concluded the sale of a prime residential site within the planned Carrington Village development in Greater Manchester. &nbsp; The 15-acre site, known as The Meadow, has outline planning for circa 160 homes and was acquired by Anwyl Homes Lancashire in a deal concluded within three months. &nbsp; The sale is part of Wain Estate&rsquo;s long-term strategy to partner with like-minded developers to transform the vast former Shell Refinery site at Carrington into a green, sustainable mixed-use community. &nbsp; Wain Estates director, Jack Brister, said: &ldquo;We want to work alongside other developers who share our ambition to create genuinely sustainable places of quality and interest for people to both live and work. &nbsp; &ldquo;We have invested significantly in infrastructure and remediation and it is exciting to see projects progress as we move forward with the wider Carrington vision.&rdquo; &nbsp; The wider New Carrington extends to circa 2,000 acres and is one of the UK&rsquo;s largest regeneration schemes with a masterplan proposing to deliver 6,000 homes and new community facilities together with four million sq.ft of commercial accommodation. &nbsp; John Grime, managing director for Anwyl Homes Lancashire, said: &ldquo;The redevelopment of the Carrington Estate is a landmark project and one that Anwyl was keen to be involved in. Carrington Village Residential Site Snapped Up

A 12-strong team from Wain Estates teamed up with Groundwork Greater Manchester for a day of environmental action at Trafford Ecology Park.

A 12-strong team from Wain Estates teamed up with Groundwork Greater Manchester for a day of environmental action at Trafford Ecology Park.
The Park is a peaceful oasis of greenery hidden away at the heart of the busy industrial estate, providing a welcome escape for many workers with a pathway around a lake and the opportunities to hold meetings in a specially created ‘Meeting Place’.
It also hosts Forest School sessions for local school children.
But much of the park had become overgrown making access difficult in the school area and Groundwork asked Wain Estates for help through our Helping Hands volunteering scheme.
Led by Wain Group Executive Chairman Will Ainscough, and Wain Estates’ directors Mark Booth, Jack Brister, Peter Ainscough and Paul Wrigglesworth, the team was kept busy clearing pathways, building reading dens for the children and cutting back branches and overgrown vegetation.
They also cleared one of the Forest Schools breakout areas, which had been overgrown with weeds and brambles, to make it more accessible and child friendly.
The day ended with a challenge to create the best bug hotel to help encourage insects and biodiversity within the park.
The Crawley Towers’ team of Rachael Davies, Jack Brister, Lynne Kennedy-White, Kevin Fletcher, Mike Jones and Mark Booth won the day with a ‘hotel’ design that boasts lots of different areas for the different bugs, including access ramps, slides, swimming pools, terraces, even walkways down from the trees.
Director Jack Brister, said: “It was hugely rewarding to spend the day helping to improve this vital resource to encourage biodiversity and support the local environment. It is already well used and shows the importance of well-maintained green spaces within the community.
“A group of school children walked past at the end and started exploring the area we had just cleared which was a great endorsement of our efforts and also the work of the Groundwork Team.”
The Ecology Park is close to the large former Shell refinery site at <a href="/case-studies/case-study-1/">Carrington</a> which Wain Estates is remediating and redeveloping with new homes, new employment areas and new village hubs surrounded by improved open spaces.
Natalie Ross from Greater Manchester who co-ordinated the day said: “We are extremely grateful for the help of the Wain Estates team for their help preserving Trafford Ecology Park. We rely on volunteers to make this space enjoyable for visitors and a safe haven for nature and hope that other businesses will be inspired to support this cause in the future.”

7th July, 2021HIMOR, a north west based developer, has sold Bradley Hall Trading Estate, Wigan, to Stenprop, the UK multi-let industrial (MLI) owner operator, for &pound;20.6m, reflecting a net initial yield of 6.43%. &nbsp;The multi-let estate, which has been in HIMOR&rsquo;s ownership since 2005, comprises approx. 296,824 sq ft. HIMOR have carried out phased refurbishment of the estate over recent years and has achieved near 100% occupancy. &nbsp;The funds will be re-invested into new opportunities and developments.&nbsp;HIMOR Managing Director, Mark Booth, said "The sale of Bradley Hall is a significant moment in HIMOR&rsquo;s history. &nbsp;Our focus is shifting more towards development, coupled with a very strong market, we felt it was the right time to sell the site and we wish Stenprop all the best with its ongoing management." The estate also offers potential for Stenprop to grow income and value through continued asset management, with a number of lease events due in the near term, as well as potential development opportunities to increase the low 17% site density.The asset was keenly fought over in what is an extremely active industrial market. The North West has been one of the strongest performing industrial and logistics regions in recent years. The market has been characterised by a growing demand supply imbalance, in particular for smaller SME/MLI units ranging between 1,000 and 20,000 sq ft, which has been exacerbated by a lack of speculative development.&nbsp;CBRE acted for HIMOR, B8RE acted for Stenprop.

Stage 1: Partnership

Our dedicated planning team will now focus on achieving planning permission on your land. We&rsquo;ll work with specialist consultants to prepare a full suite of technical reports and surveys to promote your land for an allocation in the Local Plan and/or a planning application. This is entirely at our cost and risk.&nbsp;If the planning application is refused at a local level, we can appeal the decision and get things moving that way. We do whatever&rsquo;s right for your land and its value, keeping you involved at every step.

Stage 2: Planning

Once we have secured planning permission, we&rsquo;ll agree a sales strategy with you and an external agent to openly market your land. An open market sale creates competitive tension, maximising the value of your land to get you the best possible receipt. This is in both of our interests, as we both only get paid when the land is sold.
